We do consider properties outside our focus area on a case-by-case basis. Call us at 403-280-3300 and we’d be happy to see if we can buy your house.
What do we buy?
We buy most types of residential property located within our purchasing area, as follows:
-Single family houses: detached, semi-detached, row, townhouse condominiums, and bare land condominiums
-Single family homes located on acreages, situated on less than 2 acres.
-Mobile (or modular) homes, not situated on leased land.
-Multi-unit buildings (<5 units)

We do consider properties outside of our purchasing criteria on a case-by-case basis. Call us at 403-280-3300 and we’d be happy to see if we can buy your house.
Do you buy houses, that are actively listed for sale with a Real estate agent?
Yes, we do.
Do you buy commercial properties or businesses?
Yes, although on a case-by-case basis, as our primary focus is strictly residential properties.
Do you buy houses that are occupied by Tenants?
Yes, we do.
Will you consider circumstances outside of your criteria?
Yes, we would be happy to consider your unique circumstances on a case-by-case basis.
Offer and sale process
What are the costs involved in selling my house to you?
There are no costs payable by you, as we do not charge any fees or commissions.
When can I expect an offer?
We make offers in the following manner:
Offer range (or offer estimate):
An offer range can be provided to you right over the phone, and within a few hours after a representative speaks with you, and obtains specific details about your property, and its current condition.
A formal offer is made either in person during the evaluation or in writing by the end of day.
How much time do I have to accept your offer?
We typically leave our offers open for a maximum of 72 hours, so that we can manage our limited resources, and commitments, more effectively. Want to proceed, but our offer has expired? No problem, provided the market hasn’t changed since our offer to you, and we still have an appetite for the type of property you are selling.
How fast can you complete the purchase?
We can complete most purchases extremely quickly, starting from the first phone call to cash in hand, all within 5 days.
Once I accept your offer, do I have to move out in 5 days?
Not at all, as we offer flexible closing date arrangements between 5 days to a maximum of 90 days after accepting our offer. Need a closing date longer than 90 days? check with us, we may be able to accommodate you on a case-by-case basis.

Can I sell my house to you while the property is in probate?
Yes, we can. We are very familiar with the probate process and can make an offer to buy your home, and close the transaction once probate has been granted.

Do you really pay cash for houses?
Yes, we do, as we are true cash buyers.
What does it mean, when someone calls themselves a cash buyer or that they can pay cash for your house? It simply means they don’t require bank approvals or any type of traditional financing in order to purchase your home.
Why does this matter? It matters for a few reasons:
-cash buyers can act very quickly
-cash buyers can purchase houses that fall outside of traditional bank lending guidelines such as houses that are in disrepair, properties with environmental defects, bare land etc.
Is the circumstances of my sale to you kept private and confidential?
Yes, we would never disclose details of our personal dealings with you to any nosy neighbours, unauthorized family members, or any third party. We believe it is none of their business, and we promise to keep it that way.
However, the transaction itself, and related financial details are public record, and unfortunately, we cannot control who accesses this information.
Do you work with Realtors, Lawyers or other agents?
Yes, we do, as we’re always up for creating a win-win situation for all parties involved. We’ll gladly work with anyone looking to refer a client, or property that would benefit from our services.
